Moving into your New Home

Welcome

Congratulations on your new home! After you have found your new home and completed the application process, you will need to plan for the day of your move. Depending on what date you are due to move in, there may be a delay between completing the application and YourNest contacting you to arrange for your move in. You will have already been informed if we manage your property, however in some instances a separate landlord may manage your property with a direct landlord to tenant management agreement. If your landlord directly manages the property, they will be in touch directly to arrange the move in and answer any questions you have regarding the tenancy. The information below, relates to tenancies managed by YourNest only

Statutory Documents

There are certain documents we will share with you before you move into your new home. These documents will be emailed over to you to review and sign to confirm receipt. You do not have to do anything further with these documents, they are simply shared with you to read and retain for your own reference. This will include the following:

– How To Rent Guide
– Tenancy Deposit Certificate
– Tenancy Deposit Prescribed Information Leaflet
– EPC for Property
– Gas Safety Certificate (if applicable)
– EICR (Electrical Installation Conditioning Report – otherwise known as a ‘fixed wire test report’)

Picking up your Keys

We ask tenants to collect keys from the YourNest office on the day of your move in. A time slot will have been arranged with your head tenant (or yourself if you are a single occupier) within the month prior to your move in date. Unless otherwise informed, you do not need to bring any documents with you when you pick up your keys. You will be asked to sign a form confirming you have received the keys on collection.

NOTE: A head tenant is applicable only when there is more than one tenant within a tenancy agreement. They will have been nominated during the application process and you can find out who this is within the second page of your tenancy agreement. As head tenant, they are responsible for picking up all keys and subsequently handing these to each tenant.

Inventory

An inventory will be given to you on your move in day via email or in paper form. You will be required to sign the inventory to confirm receipt, with both you and YourNest receiving one signed copy to keep. You will have 48 hours to check and confirm any amendments to the inventory and any amendments must be reported in wiring to info@yournest.co.uk within 48 hours. If no amendments are requested via this email, the inventory will be accepted as presented and signed for on the day of move in.

NOTE: It’s very important to be aware that your inventory will be used at the end of your tenancy to help determine any deposit deductions. We do understand how exciting moving into your new home can be, but it is extremely important to ensure the inventory is correct and the above process for amendments is followed.

Move in Maintenance

If your property was previously tenanted, the tenants may have just moved out. Our properties are always checked by a member of the team prior to a new tenancy starting, and our team will do their best to ensure the property is clean and damage free for the start of your tenancy.

In rare cases, there may be times when our team are unable to complete minor work prior to your move in and this depends on the scale of work required in such a short space of time. If that is the case, we will talk you through this when you collect your keys. In this instance, we aim to complete work within the first 1-2 weeks from the start of your tenancy.

Our team will always strive to make sure everything is finished before you move in but should there be any maintenance missed, our team are on hand. We would encourage you to report these along with your inventory amendments.
