Giving Notice to Vacate

How do I give notice to vacate my home?

Whilst we would love you to stay with the YourNest family, we also understand the your circumstances may have changed. The following guide outlines a step by step guide arming you with all of the information should you wish to serve notice.

The first thing you need to be aware of is what type of tenancy you are currently in. There are two main types of tenancy terms; a fixed term tenancy and a periodic tenancy.

Fixed term tenancy – Your contract has a beginning and end date where the end date has not yet been reached

Periodic tenancy – Your contract has a beginning and end date where the end date has surpassed

The period of notice and when you can vacate will be dependent upon the term of your tenancy, and you will need to follow the process as per the relevant tenancy term as detailed below. If you are unsure of your tenancy type, give our team a call and we can review this for you.

Fixed Term Tenancy

YourNest will contact you around 2 months* prior to your tenancy end date. If at this point you decide not to renew, or you decide to vacate prior to hearing from us, you will need to email YourNest to advise of your intentions. A minimum of two months’ notice is required.

YourNest will then complete the following:

  • Email you to confirm acceptance of your notice along with confirmation of your move out date
  • Email you details of how to return your keys, along with confirmation of the End of Tenancy process**

Periodic Tenancy

Periodic tenancies will continue on an open ended term until notice from either party is served*. If you have made the decision to vacate, you will need to provide notice in writing by emailing YourNest to advise of your intentions.

A minimum of two months’ notice is required, however this must also fall in line with your rent period. This means that your notice will ‘come into force’ (is valid) from the next approaching 1st of the month and will cover a 2 month period, with your tenancy end date being 2 months thereafter on the last day of the month.

YourNest will then complete the following:

  • Email you to confirm acceptance of your notice along with confirmation of your move out date
  • Email you details of how to return your keys, along with confirmation of the End of Tenancy process**
